Registration & Title
The survey record that lets a development be sold, registered and handed over.

Petra Point Survey Services is a surveying company based in Dubai, working across the United Arab Emirates. We produce the measured record that lets a development be registered, sold and handed over, from site control and 3D laser scanning through to authority submission.
Nothing in Dubai gets sold off-plan, titled, or handed over on the strength of a drawing alone. It gets there on a measured record that a specific authority has accepted, in a specific format, against specific areas. That record is what we make.

The survey record that lets a development be sold, registered and handed over.
Independent survey evidence, prepared in the form each authority actually requires.
The building as it was actually built. Captured, registered to control, and delivered as data the next discipline can work in.
The drawing and administrative work that sits between a development and its approvals.
The work starts on the ground, with the building or the plot as it actually is, not as the design set describes it. Scope is agreed against the receiving authority’s requirement, so the survey is shaped by what has to clear at the end.
Output: Agreed scope and access
Every subsequent measurement has to sit on something. Control is set and referenced to a known datum, so scans, boundaries and unit areas all resolve into the same coordinate framework rather than three incompatible ones.
Output: Referenced control
3D laser scanning records the built condition at density no tape survey reaches. Where the deliverable is a boundary or a demarcation, conventional instrument survey does the same job with less data and more speed. The method follows the deliverable.
Output: Raw scan and instrument data
Individual scans are registered into one coordinated cloud tied to control. This is the measurable record of the building. It is the point at which the site stops being a place you have to visit and becomes data you can interrogate.
Output: Registered point cloud
The cloud is drawn up into whatever the next discipline needs: 2D plans, elevations and sections; a 3D CAD model; or a coordinated BIM environment. Areas are taken from the measured condition, not carried over from the design intent.
Output: 2D documentation, 3D CAD, BIM
The record is checked against the requirement it has to satisfy before it leaves the office. Most rejections are format and completeness failures, not measurement failures. That makes this the cheapest step to get right and the most expensive to skip.
Output: Checked, submission-ready record
The file is lodged in the receiving authority’s own format, then followed through every query and resubmission it draws. Sending the file is not the end of the work. Following it through is.
Output: Submitted record
Petra Point is named for Petra in Jordan, where the Nabataeans cut tombs and temple facades directly into the sandstone. Stone that is removed does not come back, so the geometry had to be settled in advance.
Two thousand years of weather have worn the surfaces. The cuts are still in the positions they were given. A survey record is not carved, but it is relied on the same way: once it is registered, sale, title and handover all rest on it being right.
The fastest way to a useful answer is the deliverable and the authority. Send those and we will come back with scope, method and timing.
